Transparent fees from the start.

Our minimum fixed fee is £1,500 on properties valued up to £500,000. The example below shows an average conveyancing transaction; the table beneath it sets out our hourly rates for other work.

For work outside our fixed conveyancing fee, including litigation, dispute resolution and bespoke advice, we charge on an hourly basis.

Stamp Duty Land Tax

SDLT is payable on purchases. The amount due is based on individual circumstances. Use HMRC's SDLT calculator and guidance to estimate your liability.

Disbursements & assumptions

What's included: sale

  • Putting together a full information pack for the buyer: answers to standard enquiries, title information, and copies of relevant documents (planning permissions, guarantees, certificates).
  • If leasehold, obtaining management information from the managing agents (additional costs payable for management packs).
  • Preparing the draft contract.
  • Requesting a redemption figure from your mortgage lender in readiness for completion.
  • Requesting and obtaining landlord consents if required on leasehold properties.

What's included: purchase

  • Checking the legal title, ownership, restrictions and carrying out searches.
  • Reporting on searches, surveys and key information, issues and documents.
  • Completing and submitting the SDLT return and paying any tax due to HMRC.
  • Registering you as the new property owner at the Land Registry.

Fees do not include

  • Advice on tax matters
  • In-person meetings (apart from a meeting to check your identity)
  • Interpretation of planning documents beyond a basic review
  • Advice about neighbouring properties
  • Drafting cohabitation agreements or Declarations of Trust
  • Preparing additional documents such as licences, tenancy agreements or deeds of variation
  • Negotiating loans or mortgages

Fee quotes assume

  • A straightforward transaction with no unexpected issues: no problems with ownership requiring fixing before completion, no extra documents beyond the normal ones.
  • The matter is completed within a reasonable timescale with no unexpected complications.
  • Everyone involved cooperates, and there are no unreasonable delays from third parties in providing paperwork.
  • No indemnity insurance is needed. If insurance does become necessary, extra costs may apply.
